If you decide to let out your home, or any other residential property you may own in the locality, we will be happy to handle the letting or management.

Our aim is to treat every property as if it belongs to us. If we wouldn't be happy to have a particular person living in our home, we wouldn't expect you to be happy either.

Getting the right tenant from the start not only ensures that the property is looked after and the rent is paid, but it also makes our job easier and helps us provide a better service to you.

You can choose between asking us to find a tenant only, or manage the property as well. If you already have a tenant we can still handle the management.

CHARGES: (Please note you currently do not add VAT to our charges, unlike other agents.)

Tenant Finding: When we let the property we will normally charge 60% of the first month's rent if you do not appoint another agent or 75% of the first month's rent if other agents are also involved.

All rental properties are advertised
FREE of charge on the internet, and we usually find that a suitable tenant can be found without too much delay. We will provide a "To Let" board within the above charges which can be paid out of the first month's rent. If you withdraw the property from us we make a modest charge of £50 to cover costs. A newspaper advert with photo will cost £30.

The tenant will pay a modest charge for our services, half of which is payable upfront to hold the property for them whilst we carry out all the necessary references including a credit check, and the balance to cover the cost of the tenancy agreement and other setting up charges.

Management: Charged at 10% of the rent, but we can also offer rent collection at 5% of the rent if you prefer to manage the property yourself. (Maximum monthly charge usually £50.00.) If we find a tenant and then handle the management the first month's management charge will be waived.

We can also arrange a Gas Safety Certificate (CP12) for as little as £30, and can quote for an Inventory of the Contents or a Condition Report, or you can arrange them yourself if you prefer.

We only deal with local properties where we can build up a close rapport with both the landlord and tenant, as this enables us to offer a better level of service all round.
